It is here, amidst the future legend of architecture, that we met with Svetlana Nogayeva—the General Director of Reef Residence.
The world knows such examples. In New York—the towers on 57th Street, where a square meter costs more than gold. In Paris—the mansions on the Quai d’Orsay, where they sell not walls, but history. In Monaco—the penthouses that are more a symbol than a residence.
Reef Residence is the same kind of precedent for Russia. A house that cannot be replicated. An object that exists as a singular specimen.
Svetlana: "Reef Residence is a private club. There are no random neighbors here, no unnecessary people. Only silence, the sea, and a community of like-minded individuals. We created a space where you can be among 'your own,' and this is a rarity not only for Sochi but for the entire south of Russia."
The facades are clad in patinated copper. It will age gracefully, transforming into the living skin of the building. The terraces cascade down toward the sea. Every window opens onto a landscape that cannot be replicated: the sea, the sunset, the mountains.
Svetlana: "We created a project that will remain relevant in 30, even 50 years. Even now, when people come here, they say: 'They don’t build like this anymore.' The project is already an architectural landmark of Sochi—a classic that will only grow in value over the years."
Svetlana: "We have a villa with its own waterfall and garden. There is a villa—just forty meters from the sea, where every morning begins with the sound of the waves. There are penthouses for those seeking absolute exclusivity. In such projects, there are always people who say: 'I want something no one else has.' Reef knows how to meet this demand."
Today, as foreign assets have become inaccessible for many, Russian investors are increasingly turning to trophy real estate within the country.
Svetlana: "Real estate has always been part of any investment portfolio. But there is 'ordinary real estate,' and then there is trophy real estate. Reef is a safe investment. It cannot be replicated. A unique location, a closed format, a limited number of lots. It’s like a collectible: its value will only increase because demand for rarity always outstrips supply. This is capital you preserve and pass on."
A home is valued not only for its architecture but also for its atmosphere.
Svetlana: "Our task is to anticipate the desires of our residents. Service here is not just a set of amenities, but personalized engagement with each family. We must stay one step ahead so that every person feels their home offers more than any hotel could."
The most crucial part of the project is the people.
Svetlana: "We aimed to build a community united in spirit. People who value tranquility, beauty, and privacy. If Reef Residence were a person, I would describe it as a man—substantial, serious, and clear about what he wants. That is precisely the character of the project and its residents."
When we speak of legacy, we mean not only buildings. Legacy is culture. Something that is passed onward.
Over the years, the copper on the facade will grow even more noble, the trees will mature, the gardens will grow denser. The villas will remain by the sea like artifacts of eternity. And one day, someone sitting on the terrace, listening to the sound of the waves, will say: "This could only have been built back then. And that is precisely what became its legacy."
Svetlana: "Reef is not about square meters. It's about a feeling that cannot be measured."
At some point, Svetlana stops speaking like a manager. Her voice softens. — "I fell in love with Sochi thanks to our project. Every time I come here, I catch myself thinking: 'Yes, I want to live here.' Here, you can pause, exhale, hear the sea, and understand: this is home."
— How do you envision the project in 30−50 years?
Svetlana: "I am confident Reef will remain a home for the select few. An architectural landmark of Sochi. Even now, when people come here, they say, 'They don’t build like this anymore.' In a few decades, it will become a classic. People will grow tired of glass towers and high-tech. Reef Residence will be a rarity that only grows in value over the years. It will be a legacy—cultural, architectural, and familial."

Luxury has an address

Lead: Reef Residence is not just a home by the sea. It is a collectible artifact, a trophy property compared to a work of art. Here, on the Sochi coastline, architecture meets nature, privacy transforms into a new form of luxury, and the very idea of legacy takes tangible shape. In a world where square meters are losing significance, Reef Residence becomes a symbol of what truly matters: time, beauty, and memories that can be passed down to future generations.

Sochi. The evening air smells of salt and pine needles. The sunset slowly descends upon the sea, painting the waves gold. The sound of the surf is audible, while light plays across the facade of the house, deepening the patina of the copper and lending it a noble richness. Reef Residence seems not built, but grown from the landscape.
Around it—century-old pines, the presidential residence, historic sanatoriums transformed into parks. Here, everything is arranged as if time itself slows down.
Svetlana: "Reef Residence is a collector’s item. It can be compared to a rare artifact, acquired not for resale, but for living, pride, and legacy. Trophy real estate is a long-term story. It is passed down to children and grandchildren. It becomes part of the family’s code."
Editorial: After 2022, "privacy" has become the new currency. People seek security, intimacy, and their own circle.
Even within a unique project, there are properties that become legends.
